+ Location: just 15 km away from Lorient (a town famous for its Celtic festival), the residence has been built in a preserved natural area, just in front of the ocean (it’s been up and running since December 2011).

 

+ Development: 75 apartments, 3 bedrooms, outdoor swimming pool, spa and fitness center (indoor swimming pool, steam room, sauna, Jacuzzi, treatment rooms, fitness rooms) a restaurant and a kids club. I have attached a few photos so you can have a good idea on how things look like on this development. 

 

+ Investment: the yield guaranteed by commercial lease with Odalys (9 years, renewable) is 4% net per annum on the cost of the property (excluding furniture). All the service charges are paid by the management company. The only charges that remain at the custody of owners are the land tax (around 450 €/year) and the owners association fees (around 120 €/year). There are some possibilities of occupation with a slight decrease of the rental income. 

 

+ Cost: the average price of 3 beds apartment + parking space + furniture is 200 000 € ex. VAT. VAT is paid upfront by the developer.
