Le Mas de Valrugues, Saint Rémy de Provence, Provence

Frejus, French Riviera

   

The development lies to the northeast of the centre of the village in its own parkland in a quiet residential area, and only 5km from the beaches. It benefits from having a large outdoor pool, children’s playground, fitness suite and sauna. There are 60 apartments in total, 55 of which have terraces and balconies. The apartments range in size from studios to 3 bedroom and the whole development has been fully refurbished and furnished to a 4**** standard.

Owners have three ownership options;

Formula A
A pure investment with a  yield of 4.3% but with no personal use.

Formula B
The management company will rent out your apartment against a net guaranteed yield of 2.36 % during:  
-          2 weeks in April
-          1st and 2nd weeks of June
-          2nd, 3rd, and 4th weeks of July
-          1st and 2nd weeks of August.
 
Formula C
The management company will rent out your apartment against a net guaranteed yield of 2.20 % during:  
-          1st and 2nd week of June
-          6 consecutive weeks beginning 1st week of July
 
During these weeks you will not be able to use your apartment but you can use it any other weeks whilst the residence is open.  The owner can also choose to allow the management company to rent their property during other weeks and if rented the management company will give them 60% of the turnover generated from the apartment during the additional weeks rented.

Aubignan, Luberon, Provence

The yield ranges from 3.5 – 4.6% depending on the amount of occupation (from 0 – 8 weeks per year).   Only 12 two bedroomed houses are remaining. Priced at 131,000 € for a 49m2 property or 160,000 € for 60 m2.  Both have 14m2 private terraces.


Résidence St Pierre, Marseille

This is a new leaseback development set in 5 hectares of Mediterranean pin trees.  It will comprise a secured complex of 90 apartments divided into 4 blocks. The first phase comprises 1 & 2 bedroom fully furnished apartments which will be delivered in June 2007. Prices  for one bed 45 m² apartments are from 107 500 € , and for 2 bed 65 m² from 135 000 €.  There is also 2 to 3 weeks personal occupation outside July & August.  The yield is 4% per annum on a 11 years lease contract.

Résidence "Les Lauriers Roses" Cap d’Agde

Le Domaine de Manon, Signes, Var

   

This three star residence is due to be released shortly and is likely to prove very popular.  It will comprise a larger building consisting of 57 apartments and 12 small villa type buildings each consisting of 6 apartments.  The accommodation ranges from studio apartments of 23 m2 to 2 bed units of up to 74 m2.  The properties stand in their own large and private grounds with its own secured entrance.  Given the location in the south of France the properties are very well priced in our opinion ranging from 80,000 euros to 206,000 euros.  The yield is also very impressive, at 5% based on no personal occupancy to 3.5% which allows for 8 weeks free usage.  If you are interested we would urge you to register your interest now.  A brochure is available on request.


Le Carré Beauchêne, Sainte-Maxime
