Domaine de La Laigne, Saint-Jean-d ' Angély, Cognac

   

Built during the XVIIIth Century, the Domaine de La Laigne produced Cognac and Pineau des Charentes until the early sixties.  Located in the heart of the world famous vineyards of Cognac , close to the Atlantic coast and to the Marennes oyster beds,on the Pilgrim route to Santiago de Compostella, it is the perfect place to spend unforgettable stays with your family or friends.  

The development comprises 13 cottages with prices starting at only €40,000.  The owner benefits from 2 weeks personal usage in the low season and 2 weeks in the high season. and they have unlimited usage from the end of October until the end of March.  The management company then rent out the cottage for the remainder of the time and the owner benefits from a guaranteed rental income.

located in the centre of the magnificent Côte de Jade, in the Loire estuary, the Saint-Brevin-les-Pins resort offers up some eight kilometres of fine sand, enjoys a preserved setting spread out over 1,900 hectares. The whole economy of the area is dominated by wine so if you are a collector of wine-related items such as corkscrews or wine jars then the local antiques markets are the places to go.

Esprit are delighted to represent Les Villas des Pins d’Or, sixty four leaseback holiday homes on the Atlantic coast of France . The site is called Les Villas des Pins d’Or. Located just 10 Minutes from Mimizan beach and 5 minutes from Lespecier beach.   Click here for a location plan.

   

The units are of solid Nordic Pine, are 60m2 habitable and consist of 2 Bedrooms and 2 bathrooms, kitchen, living room with pull out bed and dining area, balcony and terrace.   They are also air conditioned and heated, fully furnished and are on their own private plot of roughly 250m2.

The onsite facilities are excellent with an indoor pool, outdoor pool, kid's pool, sauna, jacuzzi, gymnasium, Bar and restaurant with entertainment, tennis, Boules, mini club, children’s recreation room with table-tennis and pool, play area.  The site has its own security with security gates and reception area.  

   

The nearest town is Bias and the site is actually located on the road between Bias and the Beach.  The renowned Moliets Golf is just 25 minutes away. Access is from Pau , Biarritz and Bordeaux airports. The main link road is the A63 Motorway.

Our opinion

This is an excellent opportunity to buy into an completed development that is very well located, largely sold out and has proved to be very popular.  The units are very competitively priced, the yield is good and the management company is an established one.


Carcassonne 

   

Carcassonne in southwestern France (1990 pop., 43,470), is the capital of the Aude department and is situated on the Aude River and the Canal du Midi. The city of Carcassonne is divided by the Aude into two distinct parts: the Ville Basse, or lower city, which contains the modern business district, and the Cité, a remarkable medieval fortress-one of Europe's best preserved, walled cities.  Carcassonne is one of the most visited monuments in France, with 3 million tourists a year.  

A short distance from the historical heart of the city, Appart’City comprises  120 studio to 2 bed apartments.

Château de Clavier, La Rochelle

Les Jardins de l'Oyat, Mimizan, Atlantic Coast

Longeville sur Mer

   

Longeville sur Mer is situated on the Atlantic coast, 30 km from Sables d'Olonne, and halfway between la Tranche sur Mer and Jard sur Mer. Longeville sur Mer is on the edge of the Marais Poitevin and surrounded by a listed 700ha national forest on one side and 7kms of beach on the other, making it the perfect place to escape to for a holiday.  The development is only 400m from the beach, is on the edge of the Lay basin, the largest coastal river in the Vendée.

It comprises 68 accommodation units spread over 30 buildings, each containing 2 to 3 ground floor or first floor apartments.  Facilities include 11 private swimming pools and 1 communal pool with fitness centre and jacuzzi.

Nérac , Aquitaine

   

New development of 27 houses and 68 apartments in 4 buildings set within a pine forest, gardens and a leisure park. It is located 5 minutes walking distance from the centre of Nérac.  The town of Nérac is a Renaissance town with a rich architecture comprising castle and  Royal Park La Garonne.  Studios (32 m2) are 97,000 euros, 1 bed (41 m2) are 116,000 - 123,000 euros, 2 bed (51 m2) are 151,000 euros, 3 bed (73 m2) are 205,000 euros.  The yield is 3% with 3 weeks personal use or 4%.


Limoges

   

Next to the historical quarter and 2 minutes from the railway station, Appart’City benefits from an exceptional location on the banks of the Vienne river.  It will comprise of 134 studio to 2 bed apartments which will subtly combines the charm of the old and the comfort of the new.  If porcelain is the international visiting card of Limoges, the town itself represents the main tertiary centre of the Haute-Vienne as well. The administrative, economic and cultural capital of the Limousin region, it exercises an influence far beyond its regional frontiers. With a business park of 900 hectares implanted along the A20 motorway, the economic zone of the Centre-Ouest has attracted many major enterprises including Societe Generale which has established its head office here.

Carcassonne

Nantes

   

The apartments are just to the east of the city centre with easy access, and set in a private gated park.  There will be 111 apartments which range in size from studio apartments (from 24m2) to 2 bedroom apartments (from 46m2).  Each apartment comes has air-conditioning, tv, satellite and internet access and private parking.  The development includes a fitness suite, outdoor heated pool and meeting rooms.

In French ‘quality of life’ surveys, Nantes regularly tops the ratings. It’s not hard to see why: as France’s sixth-largest city, this bustling university town comes complete with low rates of crime and unemployment, and an efficient tram system.  For the longest sandy beach in Europe, the seaside resort of La Baule is only 50 miles away, where the four-mile-long promenade is home to a few remaining belle époque villas. Nearby is the pretty, walled medieval town of Guérande and the fishing port of Le Croisic.

Valle d'Aulnes, La Rochelle

   

Inspired by medieval times, this unusual development is located in the Charente Maritime region, only 15 minutes drive from La Rochelle and its airport.  The Valle d'Aulnes is a recreation of a medieval village. Part of the village is already inhabited by permanent residents and a community has already formed. of those with a similar passion for history.  An outdoor market will be available every day and once a year there will be a huge traditional fete.

Les Villas du Lac, Aureilhan, Atlantic Coast

  

 

This leaseback development will be located on the edge of the Lake of Aureilhan , only a 15 minute drive from Mimizan Beach and midway between Bordeaux and Biarritz . The complex will comprise 70 furnished apartments with swimming pool and parking. The area comprises part of the Landes region which is famous for its vast pine forests and large sandy beaches.  The resort is excellent for both watersports and inland activities including riding cycling and walking.

 

The apartments are both 1 and 2 bed and range in size from 28m2 to 46m2.  Prices range from 100,000 euros to 141,000 euros.  The yield is 4.58%


Galerie Tatry, Bordeaux

  

This will be an interesting leaseback development created within the heart of an existing shopping gallery.  It is within walking distance of the historic centre of Bordeaux, France's sixth largest city.   It is close to all the amenities and a few minutes from the Palais des Congrès and the Parc des Expositions exhibition centre. The development is over 3 storeys with underground parking for each apartment.

Prices start from 66,000 euros for a studio and the yield varies from 4.85 to 5.68%.
